NNN properties (triple net leases) are properties where the tenant pays all ongoing property expenses, and the landlord pays net rent without incurring any costs (or responsibilities). NNN tenants are responsible for property taxes, insurance premiums, utilities, maintenance, and repairs.

Ten to twenty-five years is the typical lease term for a commercial triple net lease. Rent increases are also usually built into leases annually or periodically throughout the lease term. The tenant must also notify the landlord by a specified date if they intend to renew the lease during the renewal period (usually 5 or 10 years).

Benefits Of Corporate Tenants

NNN Properties are regarded as one of the safest and most marketable real estate investments, especially if the tenants are solid and creditworthy. There is also a corporate guarantee attached to many NNN leases, and the tenant is contractually obligated to pay the lease despite closing the location.

Even though most people are unaware, most successful regional and national companies lease the properties they occupy. Businesses can expand and operate more efficiently by leasing their locations instead of owning them. Because it is considered “their” building, tenants are responsible for ensuring taxes are collected, maintenance occurs, and grounds and facilities are maintained. With a triple-net lease, companies can control their environment without making a capital commitment.

Among the quality net-lease tenants we work with are Walgreens, Village Inn, Family Dollar, Dollar General, O’Reilly Auto, the US Government, Fresenius Medical Care, KinderCare, Jiffy Lube, Tractor Supply Co., Piggly Wiggly, and many others.

We have many clients who own their rental properties in addition to their full-time jobs or as part of their retirement plans. Having dealt with property investments for over 20 years, we have found that most people do not want to deal with them themselves.

Renting properties and most other forms of real estate ownership tend to create more hassle for baby boomers as they approach retirement. A triple-net lease property can also provide a reliable source of income and potential appreciation. Direct deposit of rent into your checking account is easy with NNN.
