NNN properties (triple net leases) are properties where the tenant pays all ongoing property expenses, and the landlord pays net rent without incurring any costs (or responsibilities). NNN tenants are responsible for property taxes, insurance premiums, utilities, maintenance, and repairs.

Ten to twenty-five years is the typical lease term for a commercial triple net lease. Rent increases are also usually built into leases annually or periodically throughout the lease term. The tenant must also notify the landlord by a specified date if they intend to renew the lease during the renewal period (usually 5 or 10 years).
